Property Appraisal

A useful appraisal explains what your property could sell for and why. Ray White Whitianga can help you weigh up a sale, whether you are ready to move, planning ahead or considering selling a holiday home.

What goes into a property appraisal?

The starting point is your property itself: its location, land and floor area, layout, condition, improvements and any features that distinguish it from nearby homes. Recent comparable sales help establish a likely price range. Current competing listings and buyer interest provide context, rather than a guarantee of the final price.

For a bach or coastal home, useful details include its outlook, access, parking for a boat, outdoor living, maintenance and how it is used. Tell us about alterations, known defects, title matters and any reports you hold. Accurate information helps us explain the property clearly to buyers.

Is an appraisal the same as a valuation?

A market appraisal is an agent’s estimate of a likely selling range. It is different from a registered valuation prepared by a registered valuer for a defined purpose. A council rating value is assessed for rating purposes at its valuation date; it is not a promise of today’s sale price. Your lender or adviser can explain whether you need a registered valuation.

Understand the costs before committing

Ask for a written explanation of commission, GST, the proposed marketing budget, payment timing and any expenses payable if the property does not sell. Compare the services included as well as the headline fee. Allow separately for legal work, any reports or preparation you choose, moving costs and any lender charges that apply to your situation.

The agency agreement sets out the agency’s work, agreed sale method, commission, expenses and duration. Read it carefully and obtain legal advice before signing, particularly if you have previously listed with another agency. Settled.govt.nz explains what to check in an agency agreement.

What should I have ready?

  • Your address, property details and preferred timing.
  • Information about improvements, chattels, consents and known issues.
  • Any existing valuation, building report or property information you would like discussed.
  • Your questions about preparation, marketing, price and the next step.

We design marketing packages around your property, needs and goals. You can choose a member of our team or ask the office to introduce you. Use the appraisal form below, call 07 866 2190 or email whitianga.nz@raywhite.com to arrange a conversation.
